Every buyer at Linktown Residences pays Buyer's Stamp Duty, calculated on a tiered scale that reaches 6 per cent on the part of the price above $3 million. Many buyers also pay Additional Buyer's Stamp Duty, which depends on citizenship and on how many residential properties they already own. Figures below are as at September 2026.

Buyer's Stamp Duty, Tier by Tier

Buyer's Stamp Duty works like income tax: each slice of the price is taxed at its own rate. Under the residential rates in force since 15 February 2023, the first $180,000 is taxed at 1 per cent, the next $180,000 at 2 per cent, the next $640,000 at 3 per cent, the next $500,000 at 4 per cent, the next $1.5 million at 5 per cent, and anything above $3 million at 6 per cent. The total is rounded down to the nearest dollar.

On an illustrative price of $1.5 million, that comes to $44,600. On $2 million it is $69,600. The effective rate rises gently with price, because only the slice above each threshold carries the higher rate. The stamp duty calculator works out any figure.

Additional Buyer's Stamp Duty

ABSD sits on top of Buyer's Stamp Duty and is charged as a flat percentage of the whole price. Since 27 April 2023, Singapore Citizens pay 0 per cent on a first residential property, 20 per cent on a second and 30 per cent on a third or subsequent. Permanent residents pay 5, 30 and 35 per cent. Foreigners pay 60 per cent, and entities and trustees 65 per cent, on any residential purchase.

For a first-home citizen buyer, ABSD is nil and the duty bill is Buyer's Stamp Duty alone. For anyone buying a second property, ABSD becomes the dominant cost.

Remission and Refunds

Married couples with at least one Singapore Citizen spouse, buying jointly and owning no other residential property, are remitted ABSD in full. A couple replacing a first home can claim a refund of ABSD paid on the second if the first is sold within six months of the purchase of the second, or of its completion where it is bought before completion, subject to IRAS conditions. Nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, receive Singapore Citizen treatment under free trade agreements.

When Duty Is Paid, and Seller's Stamp Duty

Both duties are payable within 14 days of exercising the Option to Purchase, separately from the progressive payments to the developer. They may be paid in cash and reimbursed from CPF Ordinary Account savings where the balance and CPF rules allow.

Seller's Stamp Duty applies if a residential property bought on or after 4 July 2025 is sold within four years: 16 per cent in the first year, 12 in the second, 8 in the third and 4 in the fourth. For a home bought before completion, the holding period runs from the date of purchase. Two Worked Examples

On an illustrative price of $1.5 million, a Singapore Citizen buying a first home pays Buyer's Stamp Duty of $44,600 and no ABSD. A Singapore Citizen buying a second property at the same price pays the same Buyer's Stamp Duty plus ABSD of 20 per cent, or $300,000, for a total of $344,600. A permanent resident buying a first home pays $44,600 plus 5 per cent ABSD of $75,000. These figures are illustrations only; Linktown Residences pricing is released by the developer in due course.

Joint Purchases

Where two or more people buy together, ABSD is charged at the highest rate that applies to any of them. A citizen buying with a spouse who already owns a home, for example, is assessed as a second-property purchase unless the married-couple remission applies. Planning the ownership structure, and the order of any sale and purchase, is therefore part of budgeting for stamp duty.

Stamp Duty in the Upfront Budget

Because stamp duty falls due within two weeks of exercising the option, it belongs in the same budget as the downpayment. Buyers typically set aside cash for the duty and reimburse themselves from CPF later where the rules allow.
