  3. How Do I Register Interest and Prepare for the Linktown Residences Preview?

Registering is the first step: submit the form on any page of the Linktown Residences site or call +65 6200 6220. The Sales Concierge confirms your registration, sends the e-brochure, floor plans and pricing on the day each is issued, and offers preview appointments in registration order.

What Registration Brings

For a development of about 830 homes at a town centre, launch weekend moves quickly. Registration puts the developer's material in your hands before the public preview: the e-brochure with the concept and facilities, the floor plans with areas by type, the site plan and elevation chart, and the price list. It also places you on the list for preview appointments.

Before the Preview: Financing

Buyers who arrive with their numbers settled get more from the preview. Three steps help. First, size the loan with the TDSR calculator and, ideally, a bank's In-Principle Approval. Second, total the stamp duty for your buyer profile with the stamp duty calculator. Third, map the cash and CPF needed at booking and at the Sale and Purchase Agreement with the progressive payment calculator.

Before the Preview: Choosing a Unit

With the floor plans and elevation chart in hand, shortlist two or three unit types and several stacks. Consider which way the homes face across the site, how high you want to be, and how the layout suits your household. On an integrated development, it is also worth noting where the lift lobbies sit relative to the MRT link, the mall and the bus interchange, which the site plan shows.

What to Bring on Booking Day

For the booking itself, buyers typically need identification for every purchaser, the In-Principle Approval, and a cheque or payment for the 5 per cent booking fee. The developer confirms its own requirements before the launch, and the Sales Concierge sends the list with your appointment.

Staying Informed

The latest updates page records each release as it happens, and the showflat appointment page is the place to book. Questions can go to the Sales Concierge on +65 6200 6220 or [email protected].

Understanding the Launch Sequence

New launches in Singapore generally follow a familiar sequence. The developer releases the e-brochure and floor plans, opens the showflat for previews by appointment, and then holds a booking day on which units are selected in an order the developer sets. Pricing is typically issued close to the preview. Registered parties hear about each step as it is announced, which leaves time to settle financing and shortlist units before booking.

Questions to Bring to the Preview

Buyers find it useful to arrive with a short list of questions: the expected construction timeline, the facilities and their locations on the site plan, the maintenance arrangements, the finishes and fittings in each unit type, and how the residential areas connect to the MRT link and the mall. The Sales Concierge can answer these from the developer's material on the day.

After Booking

Booking secures the unit with the 5 per cent booking fee against an Option to Purchase. The Sale and Purchase Agreement follows, and the buyer exercises the option by signing it and paying the balance of the 20 per cent downpayment within the period set. Stamp duty is due within 14 days of exercising the option. The payment scheme page sets out what follows.

Financing Documents to Prepare

For the In-Principle Approval, banks generally ask for identification, recent payslips or income tax notices of assessment, CPF contribution history, and details of existing loans. Self-employed applicants usually provide two years of notices of assessment. Having these ready shortens the approval, and an approval in hand makes booking day more straightforward. The TDSR calculator gives an early estimate while the documents are gathered.

Keeping Track of Releases

The developer's releases arrive in stages. Registered parties receive each one as it is issued, and the latest updates page keeps a dated record, so it is easy to see what has been published and what follows next.

Buyers who cannot attend on the first preview days can still register and ask the Sales Concierge for a later slot, and the e-brochure and floor plans reach them on the same day as everyone else on the list. For households deciding between several unit types, a second visit before booking is common, and the Sales Concierge can arrange it within the developer's schedule.
