Linktown Residences is developed by a joint venture of UOL Group and CapitaLand Development, which hold the residential component of the Hougang Central site in equal shares. The third member of the consortium, CapitaLand Integrated Commercial Trust (CICT), owns the commercial component in full.
The three partners bid for the Hougang Central site together at the tender that closed on 16 December 2025, placing the top bid of about $1.5 billion, or $1,179 per square foot per plot ratio, against two competing groups. The award followed on 14 January 2026. Under the arrangement announced at the award, CapitaLand Development and UOL Group develop about 830 homes as a 50:50 joint venture, and CICT develops and owns a mall of about 300,000 square feet of net lettable area, with a new Hougang bus interchange and a town plaza forming part of the same development.
UOL Group Limited is a Singapore-listed property and hospitality group with total assets of about $22 billion and a record spanning more than 60 years. Its activities cover residential development, commercial property and hotels: through Pan Pacific Hotels Group it owns or manages about 50 hotels worldwide under the Pan Pacific, PARKROYAL COLLECTION and PARKROYAL brands, and Singapore Land Group holds its prime commercial assets.
UOL's projects have been recognised with the FIABCI Prix d'Excellence Award, the Aga Khan Award for Architecture and the Urban Land Institute Awards for Excellence. The group places design excellence, sustainability and community outreach at the centre of its work, a record that carries into the homes at Linktown Residences.
CapitaLand Development is the development arm of CapitaLand Group, one of Asia's largest diversified real estate groups. It plans and builds residential, commercial and integrated developments, and at Hougang Central it partners UOL Group on the homes while its sister trust, CICT, takes the mall.
CapitaLand Integrated Commercial Trust was listed in July 2002, as CapitaLand Mall Trust, and describes itself as the first and largest real estate investment trust listed on the Singapore Exchange. Its portfolio of 25 properties includes Singapore malls such as Plaza Singapura, Tampines Mall, Junction 8, Bedok Mall, Westgate and Lot One Shoppers' Mall. At Hougang Central it owns 100 per cent of the commercial component, which CICT describes as the largest mall in Hougang.
An integrated town-centre development asks for homes, a mall and a transport hub to be planned as one. Having the residential developers and the long-term mall owner inside the same consortium means the homes, the plaza and the link to Hougang MRT station are designed together from the start.
