Land supply tends to be watched closely by people thinking about a purchase as a longer-term holding, because the pipeline of future sites shapes the field of choices. The latest instalment arrived on 29 September 2026, when URA released two residential sites under the 2H2026 Government Land Sales Programme: East Coast Road and Serangoon North View.
East Coast Road is on the Confirmed List with a potential yield of about 85 homes, and its tender closes at 12 noon on 3 December 2026. Serangoon North View is on the Reserve List with a potential yield of about 235 homes, which means it moves to public tender only if a developer applies and submits an acceptable minimum bid. Added up, the two sites could accommodate about 320 homes. Those are potential figures set by the planning parameters, and the release does not say what will be built, who will build it, or at what price homes will eventually sell.
Buyers who take a patient view often read a release like this for rhythm rather than for any single site. A mix of Confirmed List and Reserve List parcels shows that supply is being offered in two ways: some sites are put forward on a set timetable, while others wait for developer interest. For someone weighing a home, the useful takeaway is simply that new sites keep appearing at intervals, and that each follows its own path. Nothing in the announcement supports a forecast of rents, yields or resale values, and this note does not offer one.
What matters more, for most buyers, is how a particular project is built and where it sits. That is where an integrated development stands apart from a typical standalone condominium.
Linktown Residences is one such project. It combines about 830 homes with a new CICT mall of roughly 300,000 square feet of net lettable area, a bus interchange and a town plaza, all at Hougang Central in District 19. Hougang MRT (NE14) is about 140 metres away and linked directly. The consortium of CICT, CapitaLand Development and UOL Group was awarded the site on 14 January 2026; UOL Group and CapitaLand Development are an equal joint venture for the residential part, while CICT owns the commercial component. The tenure is 99-year leasehold, and the project is at the pre-launch stage.
Those are facts about a single site, and they are different in kind from the facts in the URA release. East Coast Road and Serangoon North View are land parcels whose futures are open. Linktown Residences has an awarded site, named partners and a defined mix of uses. A buyer comparing the two kinds of information will want to keep them apart, treating a pipeline announcement as context and a project's own fact strip as the thing to evaluate.
