A three-bedroom of 883 sq ft at Lucerne Grand starts at $1.988 million, one of the entry figures City Developments Limited (CDL) attached to its Lakeside Drive project as sales bookings opened on 3 October 2026. For households weighing launches outside the city centre this autumn, that number, together with the two- and four-bedroom starting points, is now on the table as a reference to test other offers against.

The full ladder is short. CDL lists two-bedroom homes from $1.498 million for 624 sq ft and four-bedrooms from $2.788 million for 1,152 sq ft. Because these are "from" figures, a particular unit can be priced above them. Anyone reading the list should look at the size attached to each figure, since a lower entry price on a smaller layout can make one development look cheaper than another when the per-square-foot picture is closer.

What comes with the money matters as much as the number. Lucerne Grand has 570 homes in five 17-storey blocks, a direct connection to Lakeside station on the East-West Line, and a ground-floor retail podium called Lucerne Galleria that will house a supermarket and food outlets. EdgeProp Singapore reported that CDL secured the land at a government land sale in June 2025 for $608 million. A shopper can turn those features into a checklist covering station access, retail at the doorstep, project size and the developer behind it, then ask how each rival launch measures up on the same points before comparing price.

Budget planning follows from that. Entry figures are the floor of the conversation; stamp duty, legal fees and the loan limits that apply to your own profile sit on top. It pays to work out the full outlay for the unit type you need rather than the one advertised in the headline, and to check borrowing limits with a bank or the relevant authority before booking anywhere.

For buyers watching the north-east, Linktown Residences is a natural comparison because it shares the integrated, rail-linked idea. The 99-year leasehold development at Hougang Central in District 19 is planned for about 830 homes by a 50:50 joint venture of UOL and CapitaLand Development, with Hougang MRT on the North-East Line about 140 metres from the site. It is the residential part of a scheme that also brings a new mall, a new bus interchange and a town plaza. No price list, unit mix or preview date has been released, so there is nothing yet to set against the Lakeside figures, and any estimate would be guesswork.

That gap is useful in its own way. Buyers who visit the west-side showflat now will know what a rail-linked project with on-site retail offers at launch, and can carry the same questions to Hougang once its material is issued.
