  3. Home Loan Rates, January to September

Between January and September 2026, the fixed rates that home buyers typically accepted on their loans moved in small steps rather than jumps, going by figures Stacked Homes published on 8 October 2026. The piece was contributed by a mortgage advisory and draws on data as at 28 September 2026, with monthly markers that set the events in order.

January set the starting line. Stacked Homes put the typical accepted two-year fixed rate at 1.45% that month and the typical three-year fixed rate at 1.55%. At the same point in the year, Stacked Homes counted 23% of borrowers in its data on two-year packages and 44% on three-year terms, so the longer lock-in was the more common pick as 2026 opened.

The middle of the year is where the two tenors drew apart. The typical three-year fixed rate climbed to 1.70% and held there from June through August 2026, Stacked Homes reported, which made those three months the high point for that tenor in the series.

September closed the period. By the count Stacked Homes gave, the three-year rate eased to 1.65% from its summer peak while the two-year rate stood at 1.50%. Choices had shifted by then as well: Stacked Homes found that 59% of borrowers took a two-year fixed rate up to 28 September 2026, with the three-year share down to 22%.

The article also listed the package ranges on the market at the time of the report. Stacked Homes placed floating packages, pegged to SORA or a bank board rate, at about 1.40% to 1.60%. In the same Stacked Homes table, two-year fixed packages ran at about 1.50% to 1.80% for larger loans and about 1.80% to 2.00% for smaller loans, and three-year fixed packages at about 1.85% for larger loans and above 2.05% for most typical loans.

Behind the timeline sat a US Federal Reserve rate hike in September 2026 and banks pricing in further increases, according to Stacked Homes. The same report noted that three-month compounded SORA was about 1.23% with the one-month rate above it, a pattern Stacked Homes said usually points to upward pressure on floating rates.

The next step on any loan timeline is the end of the lock-in, and the terms decide how that step plays out. Stacked Homes flagged a redemption penalty of 1.50% of the amount prepaid, free conversion after 12 months in some packages and penalty-free partial prepayment at some banks. After a lock-in ends, rates can reset to SORA plus a high spread.

Linktown Residences Hougang Central (Updated 2026) runs on a timeline of its own. Its site at Hougang Avenue 10 in District 19 was awarded on 14 January 2026 to a consortium of CICT, CapitaLand Development and UOL Group; the last two develop the homes as an equal joint venture. The integrated development pairs about 830 homes on a 99-year leasehold with a new CICT mall of about 300,000 sq ft NLA, a bus interchange and a town plaza, linked to Hougang MRT (NE14) about 140 m away. It is at pre-launch; see the location page.

The e-brochure, floor plans and price list will be published as the developer releases them; register with the Sales Concierge to receive them.
