HDB resale prices have now eased for three quarters running. The flash estimate, reported by Little Big Red Dot, puts the 3Q2026 index at 202.4, down 0.2% from 202.8. The first two quarters of 2026 recorded drops of 0.3% and 0.1%, so the declines are small and steady rather than sharp.

Prices softer, deals busier

Transactions told a different tale. As of 29 September, 7,528 resale flats had changed hands in the quarter, up 5.2% on the 7,157 of 3Q2025. The figure is island-wide, and this release contains no breakdown for Hougang, so no neighbourhood-level conclusion can be drawn from it. Flash numbers are also provisional.

The index also sits slightly below its 3Q2025 level of 203.7, so on an annual view prices are marginally lower.

Why a heartland town cares

Hougang is one of the established HDB towns, and a project like Linktown Residences is built on its doorstep. For those upgrading from a flat, the practical question is how a sale and a purchase line up in time, a matter for a financial adviser as much as an agent. Many people looking at a new condominium in a heartland location are current HDB owners, so the state of the resale market is a natural backdrop to their thinking. A policy change is relevant here. Yahoo News Singapore reported that the 15-month wait-out for private-property owners buying non-subsidised resale flats without an HDB loan was removed on 28 July 2026, though such owners must still sell their private home within 6 months of completing the purchase. HDB has not seen a significant rise in prices or volumes from this group so far.

The Hougang Central picture

Linktown Residences is a 99-year leasehold development of about 830 homes in Hougang Central, District 19, developed as a 50:50 joint venture between UOL Group and CapitaLand Development. The residential block is part of a larger scheme that also includes a retail mall, a new bus interchange and a town plaza. Hougang MRT station (NE14) is about 140 metres from the site, and the Cross Island Line is expected to add an interchange there with its first phase in 2030, according to LTA.

The mall, owned by CapitaLand Integrated Commercial Trust, is about 300,000 square feet of net lettable area, with direct connectivity to the MRT station planned. A bus stop sits about 50 metres away and Hougang Mall roughly 200 metres, so daily errands start close to the front door.
