A $1.54 million flat in Bedok has prompted a few obvious questions. The four answers below use only the figures EdgeProp gave on 9 October 2026. The first answer profiles the estate, the second the sale, the third the factors EdgeProp mentions and the fourth the link to Hougang.
EdgeProp describes eight blocks of 16 to 18 storeys with 940 flats: 457 four-room, 274 five-room and 209 two-room. The estate passed its five-year minimum occupation period earlier in 2026, and its first resales were registered in April 2026. Since then, according to EdgeProp, 60 flats have resold, 36 of them at $1 million or more, and all 12 five-room resales fetched at least $1.265 million, which covers 12 of the estate's 274 five-room flats by simple counting.
EdgeProp reported a five-room flat of 1,216 sq ft on the 13th to 15th storey of 152B Bedok South Road, with about 94 years of lease remaining. It sold for $1.54 million, or $1,266 psf, the highest HDB resale price recorded in Bedok and the first above $1.5 million. The previous Bedok record, EdgeProp said, was $1.48 million ($1,217 psf), registered on 8 October 2026 for a flat of the same size in the same block and storey range. By simple subtraction, the 9 October price sits $60,000 above that earlier record.
EdgeProp's top-ten table of 1,216 sq ft five-room flats shows the six on the 10th storey or higher selling for $1.40 million to $1.54 million, and the four below the 10th storey selling for $1.30 million to $1.38 million. EdgeProp notes that buyers appear to pay a premium for higher floors when size and lease are similar. Every flat in the table is 1,216 sq ft, so floor area does not account for the gap between the two groups.
Location features in EdgeProp's article include the long remaining lease, Temasek Primary School within 1 km and the Bedok South MRT station on the Thomson-East Coast Line, expected to open by the end of 2026. EdgeProp also points to a mixed-use GLS site on Bayshore Drive beside that station, which sold for $2.13 billion ($1,323 psf ppr) in July and is slated for about 1,280 homes, a retail mall and a bus interchange.
The link is the shape of the sites. The Bayshore Drive plot pairs homes with a retail mall and a bus interchange beside a station, according to EdgeProp, and Linktown Residences does the same at Hougang Central: about 830 homes by UOL Group and CapitaLand Development, a new CICT mall of about 300,000 sq ft of net lettable area, a bus interchange and a town plaza, on a 99-year leasehold site with Hougang MRT (NE14) about 140 m away.
